Authorized Claimants

Every mechanic, person, firm, or corporation who shall do or perform any work, or labor upon, or furnish any material...under or by virtue of any contract with the owner or proprietor thereof...shall have a lien therefor on such building or improvements and on the land on which the same is situated...(A.C.35-11-210)

Lien Priority

"A.C.35-11-211: shall have priority over all other liens, mortgages, or incumbrances created subsequent to the commencement of work on the building or improvement"

Filing Deadlines

Within 6 months after the last item of work or labor has been performed or the last item of any material...has been furnished (A.C. 35-11-215)

Enforcement Deadlines

Any action for the enforcement of the lien...must be commenced within six months after the maturity of the entire indebtedness....(A.C. 35-11-221)
