Pennsylvania does not have a Torrens system. While some Counties may require "registration" of a deed before recording, this is in relation to the tax parcel identification number system, and updating the tax records, and does not provide any guarantee of title. Pennsylvania law requires reasonable search and examination of titles before insuring.
