Authorized Claimants

...every person who labors or furnishes professional services, materials...in the construction, alteration or repair of any building, or other structure or improvement, shall have a lien on such building, structure or improvement for the work or labor done...(A.R.S. 33-981

Lien Priority

The liens...of this section... are preferred to all liens, mortgages or other encumbrances upon the property attaching subsequent to the time the labor was commenced or the materials were commenced to be furnished except any mortgage or deed of trust that is given as security for a loan made by a construction lender (A.R.S. 33-992)

Notices and Registries

Filing Deadlines

No Notice of Completion filed: 120 days (subject to defining "Date of Completion"); With Notice of Completion filed: 60 days (A.R.S. 33-993)

Enforcement Deadlines

A lien granted...shall not continue for a longer period than six months after it is recorded, unless action is brought within that period to enforce the lien (A.R.S. 33-998)
